Redevelopment of a former manufacturing site leads to the speculative development of a highly sought after, Class A facility in Los Angeles County.
Garfield Corporate Center was developed on two adjacent parcels, totaling 27.55 acres of industrial land in Commerce, CA. The site is located just south of the I-5 Freeway and less than 4 miles from both the I-710 and I-605 freeways (northeast of the intersection of Garfield Avenue and Randolph Street). When we acquired the property, it had the development potential of approximately 610,000 SF of warehouse product. This allowed us to build, on a speculative basis, one of just fourteen Class A facilities in Los Angeles County greater than 500,000 SF constructed after 1998. The building was uniquely positioned to capture the demand for modern bulk distribution space within close proximity to the port and downtown Los Angeles.
The land was acquired through an assignment agreement with a local construction company who had placed the land under contract. Subsequent to the start of construction, we leased the entire building on a long-term basis to a large retailer who valued the infill location.
