KTR Capital Partners was established in 2004 as an investment, development and operating company focused exclusively on the industrial property sector in North America. KTR is led by the same management team, and continues the successful real estate investment strategy, of Keystone Property Trust, a NYSE traded real estate investment trust that focused on industrial real estate that we sold in 2004 for $1.6 billion. Over our seven year history as a NYSE-listed REIT, we delivered a total return to shareholders of 264% and an annualized return of 21.2%.
Over the past decade, our firm has become a recognized industry leader by directly sourcing, proactively targeting and creatively structuring industrial real estate investments. We currently operate discretionary, value-add funds and have approximately $7.0 billion in investment capacity. Our proven investment strategy and sell-discipline have resulted in approximately $2.5 billion in dispositions leading to investment returns far in excess of industry benchmarks.
