900 Patrol Road covers 70 acres of the River Ridge Commerce Center in Jeffersonville, Indiana and is located approximately 20 miles north of Louisville International Airport and UPS’ Worldport facility, at the intersection of I-64, I-65 and I-71. With a floor plate of just over 1 million square feet, the completed building contained an additional 1 million square feet of mezzanines and pick modules.
After securing a build-to-suit agreement with a client in September 2011, we acquired the land from a local developer and economic development authority. We immediately commenced construction, and delivered the completed building to the owner for the 2012 holiday season. During the due diligence and entitlement process, we resolved several unique challenges including working with the U.S. Fish and Wildlife Department to resolve a habitate issue. We also worked with local regulatory bodies to enable the customer to utilize unique material handling equipment. The building is leased long-term.
