Building of a new facility helps a prominent bakery company meet the terms of a major, long-term contract.
This transaction represented the acquisition of a 27-acre parcel of land to accommodate a 226,778 SF build-to-suit, food-manufacturing facility for a national bakery company. The parcel contains the ability to expand by an additional 92,070 SF when needed. The site is located along I-70, immediately south of the Indianapolis Airport within the AmeriPlex Indianapolis Business Park. AmeriPlex is located 10 minutes from downtown Indianapolis and has become a destination of choice for numerous Fortune 50 businesses. The building will include a fully temperature controlled warehouse and approximately 75,000 SF of freezer storage.
The transaction was subject to a long-term “absolute triple net” lease. This fit the needs of the bakery company, as they had recently signed a long-term contract to supply a major faast food chain.
The building is currently under development and scheduled for delivery in the third quarter of 2014.
