The two buildings at 301 Blair Road and 275 Omar Avenue total 935,007 SF and are strategically located near the Ports of Elizabeth and Newark in Woodbridge, New Jersey. Well configured with abundant trailer parking, they are uniquely positioned to appeal to modern distribution tenants and importers that require a Northern New Jersey market location. We were able to reach a deal with the seller, a national grocer, who was seeking a transaction that could be completed in an accelerated fashion.

We immediately signed a long term lease with an internet retailer to take the entire 562,230 SF building of 301 Blair Road, bringing overall occupancy for both buildings to 60%. This gave us an opportunity to make a sizeable acquisition in the heart of Northern New Jersey with a tenant who absorbed more than half the vacancy. We then commenced redevelopment of the entire property including 275 Omar Ave which included a 110,000 SF cooler component in good condition. During redevelopment of the Omar building, we signed a long-term lease with a food distributor.
